Pitched roofs, flat roofs, and everything on top of the house
Re-roofs, new roofs on extensions, fibreglass flat roofs, dormers, chimneys and ridge repairs.
Getting up onto the roof is the job. Callum goes up, looks, and prices what he finds, in writing.
Pitched roofs
Most of what we do. Tiled and slated roofs, from a slipped tile to the whole roof off and on again.
What goes wrong
Tiles slip and crack, and one slipped tile lets water onto the felt behind it. On a roof from the sixties or seventies that felt is bitumen, and after forty years it has gone brittle and torn, so the tile that slipped is the first you hear of a roof that has been letting water in for a while. Ridge and hip mortar cracks and falls out. Battens rot where the felt has failed. Lead round the chimney lifts. Moss holds water against the tiles on the north slope and into the joints.
Repair or re-roof
Slipped tiles, a cracked ridge, a leaking valley or a bad patch of lead are repairs, and we will say so. A roof where the felt has perished, the battens are going and the tiles are porous is a re-roof, and patching it is money spent twice. Callum looks at the roof from up top before he prices it, so the answer is about the roof and not about the job he would prefer to sell you.
How a re-roof actually runs
This one took three days on a rear extension in December 2025. A whole house takes longer, but the order is the same.
- Access goes up. Scaffold or towers, so the work is done standing up and nothing is dropped on the garden.
- The old roof comes off. Tiles, battens and the old felt, down and away. This is when the timbers get looked at properly.
- Membrane and battens. A breathable membrane across the rafters, then new battens fixed to gauge for the tile you have chosen.
- Tiles, ridge and hips. Laid in courses from the eaves up, then the ridge, dry-fixed where the roof suits it.
- Fascia, soffit and gutters. Done while the access is there, because it is the cheapest time to do them.
- Clear and down. Waste away, gutters run, access down.
Flat roofs, in fibreglass
Garages, extensions, dormers, porches and the roofs over kitchens with a lantern in them.
Why not felt
Felt blisters in the sun, splits at the upstands and ponds where the deck has dropped. It gets patched, and every patch buys a few years before the same leak comes back. Fibreglass, GRP, is laid wet over a new boarded deck and cures as one piece with no joins. It does not need doing again for a very long time, and it takes lanterns and skylights well.
What we put on top
Roof lanterns and flat skylights set into the new deck, so the room below gets the light. New edge trims and drips so the water goes into the gutter and not down the wall. Fascia and gutters replaced with the roof if the timber behind has gone. Dormers re-decked and re-roofed so the bedroom ceiling stops showing the weather.
What to ask any roofer, including us
Ask every quote the same six questions and the cheap one usually explains itself.
- Is the access, scaffold or towers, in the price, or is it extra once they turn up?
- Are the felt and the battens being replaced, or just the tiles put back over what is there?
- Who is actually going to be on the roof, and is it the person who quoted?
- Is the price in writing, and does it say what it does not include?
- What happens to the old tiles and the waste?
- Are the fascia, soffit and gutters being done at the same time, while the access is up?
Callum's answer to the third one is that he looks at the roof himself and he is up there when the job is on. Fifteen years on the tools is Callum's. The company has been trading three years, local and family run.
